Terms and Conditions

1. Scope

These Terms and Conditions apply to all bookings and rental agreements between Olive Acme (hereinafter referred to as "Landlord") and the tenant (hereinafter referred to as "Guest").

2. Contract Formation

The rental contract is formed upon acceptance of the booking request by the Landlord. The presentation of accommodations on this website does not constitute a binding offer, but rather an invitation for the Guest to make an offer.

Important Notice: The information displayed on this website, including availability, prices, and amenities, is for informational purposes only and may be subject to short-term changes. Binding information will be provided by the Landlord upon booking inquiry or confirmation.

3. Rental Property and Use

The Landlord provides the Guest with the booked property in the agreed condition. The Guest agrees to treat the rental property with care and use it only in accordance with the contract.

The maximum number of persons must not be exceeded. In case of violation, the Landlord reserves the right to terminate the rental contract without notice.

4. Prices and Payment

The agreed rental prices include statutory VAT. Additional costs (e.g., final cleaning, tourist tax) are listed separately.

Notice on Price Information: Prices displayed on the website are for orientation purposes and may vary depending on season, occupancy, and booking period. The binding price will be communicated upon booking confirmation.

A deposit may be required. Payment terms will be communicated with the booking confirmation.

5. Cancellation and Withdrawal

The Guest may cancel free of charge up to 60 days before arrival. For later cancellations, the following fees apply:

• 59-31 days before arrival: 30% of rental price
• 30-15 days before arrival: 50% of rental price
• 14-0 days before arrival: 80% of rental price

The Landlord reserves the right to withdraw from the contract in case of insufficient occupancy or for compelling reasons. In this case, a full refund of payments already made will be issued.

6. Arrival and Departure

Check-in is available from 14:00 on the arrival day. Check-out is by 10:00 on the departure day.

Late check-out or early check-in may be arranged by agreement and for a fee, subject to availability.

7. Guest Liability

The Guest is liable for all damages caused by themselves, their fellow travelers, or visitors to the rental property or its inventory. This does not apply to normal wear and tear.

The Guest will be asked to provide a security deposit upon arrival, if agreed.

8. Landlord's Limitation of Liability

The Landlord's liability for slightly negligent breaches of minor contractual obligations is excluded. For breach of essential contractual obligations (cardinal obligations), the Landlord is liable only in cases of intent or gross negligence.

The Landlord is not liable for disruptions due to force majeure (natural disasters, official orders, etc.).

9. Data Protection

The collection and processing of personal data is carried out in accordance with the Privacy Policy of this website and the legal provisions of the GDPR.

10. Final Provisions

Should individual provisions of these Terms and Conditions be invalid, the contract remains effective in all other respects. Invalid provisions shall be replaced by a provision that comes as close as possible to the economic purpose of the invalid provision.

German law applies to the exclusion of the UN Convention on Contracts for the International Sale of Goods (CISG).

Place of jurisdiction is the residence of the Landlord, provided the Guest is a merchant.
